2 movies name, one very old and other recent.

If you guys can help me in the search.

There are 2 movies i saw, one about 26 ~ 27 years ago when i was a child, and another more recently, about 2015 i dont remember for sure.

The first movie i just remember some scenes, abou some kids playing in the street in the winter, and its night, then for some reason they enter in some place, looks like an abandoned house, and there they find a pirate, and the film goes on if this pirate and the kids...

The second one is an thriller, a couple buys a house on italy countryside( i think), but then the start to see things by the days pass by, in resume, they see their on action in the future, like their muder in that house.
